In South Africa, buildings older than 60 years are legally considered heritage assets and are protected under the National Heritage Resources Act. Any work involving these structures (including alterations, additions, or demolitions) requires formal application to the relevant heritage authority.

Heritage consulting involves guiding clients through this process: from heritage impact assessments and permit applications, to the design of sensitive interventions that honour the architectural and cultural significance of the site. This requires a balance of regulatory compliance and thoughtful design that respects materiality, form, and historical context.

Lotus Creations has contributed to numerous heritage projects across a range of building types including schools, churches, train stations, and residential buildings.

Methodology

Heritage applications typically require some historical research, backed by accurate as-built documentation, and appropriate design documentation that communicates the intent and scope of the intervention. In the case of a demolitions permit, a conditional assessment and motivation may also be required.
